Foreign investment funds get footloose on Romanian market, acquisitions exceeding EUR 2bln

The Austrian investment fund, Immoeast, has 44 retail projects in Romania with a 894,000 square meters surface and 114 properties amounting 3.9 million square meters worth 1.4 billion euros. The fund announced a 700 million euros budget by 2010 for acquisitions and real estate developments on the Romanian market, therefore its portfolio will increase in the next three years to 2.1 billion euros.

Another important player on the real estate market is another Austrian fund Europolis which has purchased this year the first two office buildings from Sema Park stretching over 43,000 square meters, paying 90 million euros. Europolios entered the Romanian market in 2003, when it bought the office building Europehouse followed by the logistics park Cefin in 2005.

The British investment group Equest Balkan properties (EBP) owns eight properties in Romania, its portfolio reaching 160 million euros. EBP bought this year Modul Shopping Center for 8 million euros and 75 percent of the Trigon Properties, the sole associate of Man Construct-UN-Impex SRL, the company which develops the Europark project in Bucharest.

Another British investment fund, Fabian Romania Property Fund, has a portfolio of nine properties on the local market, totalizing 70,000 square meters of office spaces in Bucharest and 850 apartments in Bucharest and Timisoara, western Romania. Fabian's investments in Romania reach 70 million euros.

The British Teesland IOG investment fund has also decided to invest in Romania and it already bought from Cefin Real Estate the A1 industrial park for 70 million euros.

Among the important investors there are also the British group Dawnay Day which plan to invest around 900 million euros in the real estate market in Romania in the coming years.
