“Managers in the commercial segment of real estate investments earn between €8,000-14,000 a month. There are dozens of people earning more than bank directors, but this is not going to last for more than three to four years,” according to recruitment company Wrighston Romania’s Managing Partner Alexandru Talmazan.
The most substantial salary packages go to sales managers for commercial spaces in malls, office spaces or residential complexes, both in Bucharest and outside the city, Talmazan said.
Most of those packages are made up of bonuses for achieving sales targets, thus leading to gaps in earnings of employees within the same company. “Those who manage sales have a commission from the deal’s value, while a site manager, one of the specialists managing the actual construction, earns no more than €2,000 a month,” according to Talmazan. On the technical segment of the real estate sector, project managers are the only ones earning up to €10,000 per month.
Most developers on the domestic market have their own sales team, and work simultaneously with agencies specializing in selling commercial, office and residential space.
For example, real estate developer Impact has a team of 15 consultants, lead by a sales manager and several regional managers. “If the sales person is really good, he or she can earn more than €10,000 per month. But the activity is seasonal, so earnings can vary from one month to another,” said Impact General Manager, Dan Ioan Popp. He added bonuses can be three or four times higher than the basic salary. However, he also said this is mostly the case for junior consultants. The better the position in the company, the higher the fixed salary, to which is added monthly or quarterly bonuses, Popp said.
Real estate companies on the market have two different salary policies. They either pay low fixed salaries, with a substantial bonus system, or pay high salaries and lower bonuses. The trend is to pay higher salaries in order to attract good professionals from the competition, according to recruitment company CVO’s Business Manager, Alina Candea.
